Mother, Daughter Arrested Over Sh40M Karatina Family Land Fraud

Detectives from the Land Fraud Investigation Unit (LFIU) have arrested a mother and her daughter in Karatina, Nyeri County, over their alleged involvement in a Sh40 million land fraud scheme involving ancestral property.

Mary Muthoni Njogu and her daughter, Veronica Wambui Ng’ang’a, were taken into custody following a formal complaint lodged by a family member acting on behalf of his siblings. The complaint triggered a detailed investigation into how multiple high-value parcels belonging to the family estate were transferred without the knowledge or consent of the remaining beneficiaries.

According to preliminary findings by investigators, the duo executed a series of undocumented transactions that successfully moved ownership of the family real estate—valued at approximately Sh40 million—into their individual names and affiliated private companies. Detectives established that the transfer process systematically bypassed the required succession channels and excluded the complainant and his siblings from all documentation.

Following the probe, the LFIU forwarded the completed investigation file to the Office of the Director of Public Prosecutions (ODPP) for legal evaluation. Upon reviewing the evidence, state prosecutors concurred with the police findings and directed that the two suspects be formally charged.

The ODPP has approved counts of conspiracy to defraud and the fraudulent procurement of land title certificates.

The case exposes persistent vulnerabilities within family succession frameworks in Kenya’s agricultural and urban hubs, where prime property is frequently targeted through altered transfer forms, forged spousal or sibling consent, and parallel corporate registration.

Njogu and Ng’ang’a remain in custody pending formal arraignment, where the prosecution will present the case file and the suspects will enter their pleas before the magistrate’s court.
